Riyadh – Eng. Muhab Benten, Founder and Chief Executive Officer of Clusters Real Estate Development, visited the Real Estate General Authority, where he met Abdullah bin Saud Al-Duhaim, CEO of the Real Estate Development Sector, and Dr. Mohammed bin Abdulaziz Al-Qirnas, Executive Director of Real Estate Development Enablement, in a meeting focused on the development journey of JAX Clusters in Diriyah and its experience within the Kingdom’s off plan sales framework.
During the meeting, Eng. Muhab Benten presented the project’s journey from the selection of its site near JAX District, through the development of its architectural vision and design approvals, to obtaining its off plan sales license and progressing through implementation in accordance with the applicable regulatory and technical requirements.
JAX Clusters comprises 20 residential units and 3 retail units and is located within Section T5.2 of the Wadi Hanifah Urban Code. The project was developed with an emphasis on balancing the requirements of the urban code, residential privacy, and a strong connection to the architectural identity of Diriyah.
The project represented an important milestone for Clusters in applying the off plan development framework in Diriyah during an early stage of its expansion in the area, including licensing requirements, escrow account governance, project oversight, and construction monitoring through to completion.
During the visit, Eng. Muhab Benten presented Al-Duhaim and Dr. Al-Qirnas with copies of the JAX Clusters Magazine, which documents the project’s story from site selection and concept development through design and execution, while highlighting its architectural identity and relationship with Diriyah.
Clusters expressed its appreciation for the role of the Real Estate General Authority and its Real Estate Development Sector in regulating and enabling off plan development, strengthening governance and market confidence, and protecting the rights of all parties involved in the development process.
The visit reflects the significance of JAX Clusters as a project that brings together identity, design quality, and regulatory discipline, while demonstrating Clusters’ approach to translating a strong understanding of place into a contemporary real estate product in Diriyah.
