Riyadh – Clusters Real Estate Development announced the completion of JAX Clusters in Diriyah, located in close proximity to JAX District, bringing to conclusion a development journey that began with the selection of the site and continued through architectural design, licensing, and construction.
The completed development comprises 20 residential units and 3 retail units within a mixed use composition designed to balance residential privacy with an active street presence. Retail units activate the ground level frontage, while independent entrances and carefully considered architectural treatments preserve the calm and privacy of the residential experience.
From the outset, JAX Clusters was shaped by a site where the cultural and creative energy surrounding JAX meets the architectural and historical depth of Diriyah. Clusters approached this setting not simply as the project’s location, but as a defining element of its concept and identity.
The project was developed in accordance with Section T5.2 of the Wadi Hanifah Urban Code, which informed the relationship between the building and its surroundings through massing, open spaces, façades, pedestrian movement, materials, and colour. Compliance with the code became part of the design process itself rather than simply a regulatory requirement.
In its completed form, the architecture draws from the enduring character of Diriyah through a contemporary composition. A grounded natural stone base rises into a warm earth toned mass, completed by a lighter upper crown incorporating restrained Najdi detailing. Rather than reproducing historic architecture, the design draws from its sense of solidity, warmth, shadow, and material character.
The project identity continues beyond the exterior into the interiors, where materials, doors, furniture, and crafted details create continuity between the architecture and the everyday residential experience.
For Clusters, the completion of JAX Clusters represents the realization of an approach established at the very beginning of the project: to understand the place first, and allow that understanding to become an integral part of the value and identity of the real estate product.
